We offer different inspections types (such as a full home or pre-drywall inspection) so that you can select the services that suits your needs.
During a full home inspection, the inspector will be evaluating the entire house from top to
bottom. We will be checking electrical, hvac, plumbing, roof, etc. All home inspections are
noninvasive. This means we will not be moving heavy objects or cutting into walls etc. If we
feel there are items of concern that are out of our scope of expertise, we will then
recommend further evaluation by a qualified individual in that area of expertise.
We like the call a 4 point inspection the cliffs notes version of the full home inspection. This
inspection covers the electrical, hvac, plumbing and roof. The purpose of this inspection is
so the insurance companies can have a base idea of the condition of your home and age of
major components. Almost all insurance companies require a “clean” 4 point in order to
bind insurance.
The best way to describe a wind mitigation inspection is that it shows the insurance
company how well your home will withstand a hurricane or other major wind event. During
this inspection your inspector will be checking your roof to wall connection, roof deck nail
pattern and type of nails used, type and age of roofing material and last permit, checking for
swr (secondary water resistance aka peel and stick), and opening level protection.
A well test consists of a 2 day comprehensive test of 13 different tests that could make your
well water dangerous. The test take a full 48 hours to perform from the start of the test .
During the testing the inspector will be checking for total hardness, , Lead, Pesticides, Total
Chlorine, Iron, Copper, PH, Total Alkalinity, Nitrates, Nitrites, Hydrogen Sulfide, Iron Bacteria
and Coliform Bacteria.
During a Pre Drywall Inspection the inspector will be reviewing the blueprints on site and
checking the rough electrical, rough plumbing, rough hvac as well as the engineering. We
will be looking to make sure that mechanical fasteners are properly installed and in all
specified locations. Inspector will check the roof dry in or roof if installed.
